ZāZEN Properties enters Dubai South with new residential community

ZāZEN Properties has announced its entry into Dubai South with a new residential development, marking an expansion of its portfolio into one of Dubai’s fastest-evolving residential districts. As part of the launch, the developer has appointed Vida Bricks as the exclusive sales and distribution partner for the project.

The move comes as Dubai South continues to gain momentum as a residential destination, supported by strong transaction activity and long-term infrastructure investment. Residential property transactions in the area exceeded AED 15 billion during the first five months of 2025, reflecting growing demand from buyers seeking well-connected, future-ready communities.

ZāZEN Properties said the upcoming project aligns with its focus on thoughtful planning, privacy and long-term livability, while responding to the evolving urban fabric of Dubai South. The partnership with Vida Bricks reflects a strategic alignment between the two companies, based on shared market understanding, audience focus and execution style.

Commenting on the development, Madhav Dhar, Chief Operating Officer of ZāZEN Properties, said Dubai South is increasingly being shaped by delivered infrastructure rather than long-term plans alone.

“Connectivity, employment hubs and long-term planning are now translating into genuine residential demand,” Dhar said. “Our upcoming development has been designed for end users who value space, balance and long-term livability. Vida Bricks understands our communities and buyer profile, which made them the right partner to lead this launch.”

Planned as a low-density residential community, the development will feature 48 residences within a G+4 building, with lifestyle amenities consolidated at the rooftop level. The project is being positioned primarily for end users rather than as a purely investment-led offering.

The residential mix will include one-, two- and three-bedroom apartments, as well as two- and three-bedroom layouts with study rooms, providing flexibility for families and long-term residents. The design emphasizes family living through well-proportioned homes, adaptable layouts and shared spaces intended to foster comfort, privacy and a sense of community.

Rooftop amenities will include social and recreational areas, along with a dedicated wellness zone featuring sauna and cold plunge facilities. ZāZEN Properties said this wellness-focused concept is expected to be extended across future developments. The project will also incorporate the developer’s established sustainable building practices, without being positioned around certification-led claims.

Dubai South’s long-term growth outlook is closely tied to major infrastructure developments, including the expansion of Al Maktoum International Airport, which is planned to become one of the world’s largest aviation hubs. Connectivity is also expected to be enhanced by the planned Dubai Metro Blue Line, linking emerging residential districts with key commercial centres and reinforcing Dubai South’s role as a live-work destination.

Construction of the project is expected to begin in the second quarter of 2026, with completion targeted for November 2027.
