Nile Property Expo Dubai 2025 closes with record turnout, strengthens GCC–Egypt real estate ties

Nile Property Expo has concluded its 2025 Dubai edition at Festival Arena, Dubai Festival City, recording its strongest performance since launch and reinforcing its position as a key bridge between GCC investors and Egypt’s real estate market.

Over three days, the exhibition attracted more than 5,800 visitors and generated around AED 2.2 billion in confirmed property sales, reflecting strong regional appetite for Egyptian real estate assets. The event brought together more than 150 developers and showcased over 60 large-scale residential, coastal, and mixed-use projects across New Cairo, the New Administrative Capital, West Cairo, the North Coast, Ain Sokhna and emerging Red Sea destinations.

Organised by Expo Republic, the platform has expanded significantly over the past eight years, serving as a central gateway for Gulf-based investors seeking stable, high-yield opportunities in Egypt. Industry data presented during the event highlighted that Egyptian property prices remain up to 60 per cent more affordable than comparable GCC markets, while rental yields ranging between 12 and 18 per cent continue to attract long-term, income-focused buyers.

Visitor data showed strong participation from GCC nationals, Egyptian expatriates and international residents based in the UAE, with growing interest in second homes and investment-led properties. Several developers reported fully booked consultations and sell-out phases during the three-day event, underscoring high investor readiness to transact.

Dr. Bassem Kalila, Founder and Chairman of Expo Republic, said the 2025 edition confirmed Egypt’s growing appeal to regional investors and the increasing importance of cross-border real estate platforms that provide transparency and access to large-scale developments.

Following the success of the Dubai edition, Nile Property Expo is set to expand to Riyadh, Jeddah, Doha and Kuwait City, while also launching new international editions in London and Toronto. The platform will also introduce an enhanced Investor Concierge Programme designed to provide tailored advisory services and early-access investment opportunities.

The Dubai 2025 edition is regarded as a milestone in strengthening economic and real estate links between Egypt and the GCC, setting the stage for further international expansion.
