Kempinski Residences Miami Design District marks US debut for luxury branded homes
Kempinski Group, Europe’s oldest independent luxury hotel company, has announced its first branded residential project in the United States with the launch of Kempinski Residences Miami Design District, a two-tower luxury development in one of Miami’s most design-focused neighborhoods.
The project is being developed by DaGrosa Capital Development Partners LLC, a Miami-based real estate firm specialising in luxury hotels and residences. ISG World has been appointed to lead global sales.
According to the developer, the project will deliver a total of 138 residences, including 132 private apartments, six townhomes, and 17 guest suites available exclusively for purchase by residents. The development is located at 3801 and 3883 Biscayne Boulevard, at the gateway to the Miami Design District.
Barbara Muckermann, CEO of Kempinski Group, said the choice of Miami aligns with the brand’s luxury positioning and global expansion strategy. She noted that the project will bring Kempinski’s 150-year hospitality legacy, European design sensibility, and service-led living concept to the US residential market.
Joseph DaGrosa, Founder and Chairman of DaGrosa Capital Development Partners, described the launch as a milestone, highlighting the Design District’s status as a global hub for art, culture, dining, and luxury retail. He said the partnership reflects a shared focus on heritage, service excellence, and long-term value.
The residences will span two 20-storey towers, with unit configurations ranging from two to four bedrooms. Interior sizes are expected to range from about 2,100 to 3,100 square feet, with total living areas reaching up to 3,700 square feet. Each home will feature large terraces with views of Biscayne Bay and the Downtown Miami skyline.
The architectural design is led by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea. The design approach draws on the Miami Design District’s emphasis on materiality, urban integration, and contemporary architecture.
Kempinski Group will oversee daily management and hospitality services, positioning the project as a service-driven residential offering inspired by the brand’s portfolio across Europe, the Middle East, and Asia.
Craig Studnicky, CEO of ISG World, said the project stands out in the branded residences segment due to Kempinski’s reputation for bespoke service and refinement, combined with the creative energy of the Design District location.
Planned amenities will be spread across both towers and linked by an elevated third-floor amenity bridge. Wellness facilities will include a fitness centre, spa, lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social and lifestyle amenities will feature a restaurant with terrace seating, private dining salons, a library, wine and game lounges, a screening room, and golf and Formula 1 simulator rooms.
Family-oriented features will include children’s playrooms, splash pads, shaded play areas, and a padel court, alongside landscaped grounds and electric vehicle charging stations.
