AED 550 million Arthouse Hills Arjan breaks ground in Dubai

ADAAN Developments and TUSCANY Real Estate Development, in partnership with global brand partner Arthouse, have broken ground on Arthouse Hills Arjan, an AED 550 million branded residential development in Dubai.

The start of construction marks the project’s transition from its sales launch to active development and is the first major physical construction milestone for the 19-storey project.

The development team includes construction contractor NEW SYSTEM ENGINEERING (NSE) and SVÉ Real Estate, which is serving as the project’s exclusive sales and marketing partner.

328 residential units

Arthouse Hills Arjan will comprise 328 furnished residential units, including 60 studios, 166 one-bedroom apartments and 100 two-bedroom apartments. The development will also include two retail units.

The project is being positioned as a branded residential tower combining contemporary design with a hospitality-inspired living concept. It is the third Arthouse-branded residence in Dubai and extends the design identity associated with Arthouse Hotel New York into a residential development.

The project’s amenities will be spread across two levels of the podium and rooftop and include a cigar lounge, ladies’ tea library, infinity pool, sound-healing areas, Japanese garden, yoga deck and indoor children’s play area.

Residences from AED 890,000

Prices start from AED 890,000 for studios, AED 1.3 million for one-bedroom residences and AED 1.9 million for two-bedroom residences.

The developers are also offering a 50/50 payment plan extending over three years after handover, with monthly payments of 0.5 per cent available until the end of October, subject to applicable terms and conditions.

Bhaskara Santosh Punuru, Co-Founder and Managing Director of SVÉ Real Estate and Partner and Development Manager of Arthouse Hills Arjan, said the groundbreaking marked a shift from the project’s planning and sales phase to physical construction.

Expansion across Dubai

The project forms part of TUSCANY Real Estate Development’s wider expansion in Dubai, with future developments planned in Meydan Avenue, Jaddaf and Majan.

The developers said the construction milestone provides buyers and investors with a visible indication of progress as the project moves into its development phase.
