Retail Reinvented: AED 587 Million in Q2 Sales Underscore Dubai’s Shift Toward Immersive, Tech-Driven Experiences

CRC’s Retail Insights Highlight Disneyland Abu Dhabi, Labubu Mania, and Experiential Dining as Key Market Shapers

Dubai’s retail landscape is undergoing a dynamic transformation, with the city recording AED 587 million in retail transactions across 232 deals in Q2 2025, according to The CRC Edit, a new mini-magazine launched by CRC Property. As the emirate’s retail sector sets its sights on surpassing $70.5 billion in total sales by year-end, the demand for immersive, tech-integrated, and experience-first retail concepts is accelerating.

A key highlight in this edition is the announcement of Disneyland Abu Dhabi, a landmark development expected to reshape regional tourism, retail, and leisure.

“The announcement of Disneyland Abu Dhabi marks a defining moment for the region,” said Behnam Bargh, Managing Director of CRC. “This isn’t just a boost for tourism—it’s a long-term catalyst for growth across hospitality, retail, F&B, and real estate. With global attention now on Yas Island, we expect surging investor interest and commercial momentum that will elevate Abu Dhabi’s status as a world-class entertainment and lifestyle destination.”

Tech-Led Retail Growth Surges in Dubai

CRC's Q2 data shows strong retail demand in Dubai’s most active districts: Business Bay, JVC, MBR City, Arjan, and Dubai Marina. These areas have become hotspots for modern retail ventures that combine convenience with innovation.

A striking trend? The digitization of the in-store experience. According to The CRC Edit, nearly 90% of UAE shoppers now use digital tools during their shopping journeys, and 71% engage with augmented reality displays, smart mirrors, QR activations, and in-store apps. This shift toward hybrid shopping experiences is especially evident in Dubai’s community malls, which are increasingly incorporating tech touchpoints to enhance engagement.

Culinary Culture Evolves: The Rise of Experiential Dining

Dubai’s retail story extends beyond storefronts—into its dining rooms. Experiential dining is fast becoming a cultural phenomenon, where meals are designed to stimulate more than just the palate.

The CRC Edit explores standout examples such as Krasota’s 360° gastro-theatre, and Le Petit Chef’s 3D animated tabletop performances, where visual storytelling and interactive design merge with haute cuisine. These experiences, more akin to immersive theater than traditional dining, reflect a city-wide appetite for innovation across all consumer touchpoints.

In an environment where retail and hospitality increasingly intersect, Labubu collectibles, themed pop-up installations, and gamified retail journeys have also emerged as drivers of footfall and social buzz—particularly among millennial and Gen Z shoppers.

Future Outlook

Dubai’s fast-evolving consumer market, underpinned by strategic mega-projects, growing digital adoption, and a demand for curated, experience-first offerings, suggests the retail sector is set to scale new heights in the coming quarters.

CRC’s insights underscore a clear message: Retail in the UAE is no longer just transactional—it's transformational.
