Marjan Welcomes OMNIYAT to Marjan Beach, Marking a New Chapter in Ultra-Luxury Waterfront Living in Ras Al Khaimah

Marjan, one of the UAE’s largest real estate developers and the master developer of freehold properties in Ras Al Khaimah, has announced a strategic partnership with OMNIYAT, a leading ultra-luxury real estate developer, to develop a premium beachfront property on Marjan Beach.

The agreement marks OMNIYAT’s first venture into the Ras Al Khaimah market and reinforces the emirate’s growing appeal among investors and residents seeking world-class urban living. The announcement follows OMNIYAT’s recent 20th-anniversary milestone, celebrating two decades of visionary design and architectural excellence that have shaped Dubai’s skyline.

OMNIYAT’s newly acquired 36,600 sq. m plot on Marjan Beach features a 250-metre beachfront opposite Wynn Al Marjan Island, offering panoramic views of Ras Al Khaimah’s natural landscapes. The ultra-luxury development is expected to be completed by 2030 and will set new benchmarks in waterfront living.

Designed around eight distinct neighbourhoods, the mixed-use waterfront destination will feature 22,000 residential units, 12,000 luxury hotel keys, and 6.5 million sq. ft of open green spaces. With a projected population of 74,000 residents and 32,000 workers, the development will welcome up to 180,000 visitors annually.
