A new study by TownX Real Estate Development has revealed that 63% of homebuyers in Dubai now prioritize location, community amenities, and lifestyle value over price, marking a major shift in purchasing behavior within the emirate’s property market.
The findings, drawn from TownX’s proprietary data, market analysis, and customer insights gathered over the past six months, show that buyers are increasingly focused on walkable, master-planned communities offering proximity to retail and F&B outlets, schools, wellness facilities, and integrated lifestyle experiences.
Dubai’s Market Maturity Driving New Buyer Preferences
According to TownX, the change reflects Dubai’s evolving real estate landscape, where both end-users and investors are seeking long-term livability and community-centric environments rather than short-term gains.
“This is what we’ve been seeing on the ground,” said Haider Abduljabbar, Executive Director at TownX. “Today’s buyers are seeking a complete lifestyle when purchasing a property and do not settle for the basic real estate purchase.
