Rosewood Abu Dhabi to Offer 73 Completed Residences for Private Ownership

Rosewood Abu Dhabi is set to offer a limited collection of 73 completed residences for private ownership for the first time, creating an opportunity to own a home within the established Rosewood Abu Dhabi hotel on Al Maryah Island.

The residences will be released to the market in Q4 2026, with Abu Dhabi Sotheby’s International Realty appointed as the exclusive sales agency.

The launch marks a new phase in the long-standing partnership between Mubadala Investment Company and Rosewood, which began with the opening of Rosewood Abu Dhabi on Al Maryah Island in 2013.

Rosewood Residences Open for Private Ownership

The 73 residences will allow owners to become part of the Rosewood Abu Dhabi property while accessing a range of hotel and residential services.

Residents will have access to the property's dining and wellness facilities, including Majlis by Pierre Hermé, Dai Pai Dong, Hidden Bar, Sense, A Rosewood Spa, a temperature-controlled pool and a 24-hour fitness centre.

The residential offering also includes concierge services, valet, building management and 24-hour security.

Additional in-residence services such as housekeeping, private dining, butler service and floral arrangements will be available on request and subject to applicable charges.

Mubadala and Rosewood Expand Al Maryah Island Partnership

The launch builds on the partnership between Mubadala and Rosewood that has supported the development of Al Maryah Island as a business, hospitality and lifestyle destination.

Mubadala, as master developer and long-term steward of Al Maryah Island, has worked with international partners to develop hospitality, residential and lifestyle offerings across the destination.

Jenni Benzaquen, Senior Vice President, Residential, Global, Rosewood Hotel Group, said the residences would extend the Rosewood experience beyond hotel stays and give owners access to a community built around the brand's hospitality and services.

Al Maryah Island Enters Next Growth Phase

The new residences come as Al Maryah Island continues to expand its residential, commercial and lifestyle offering.

The island is home to Abu Dhabi Global Market (ADGM), The Galleria, Cleveland Clinic Abu Dhabi, Four Seasons Hotel Abu Dhabi and Rosewood Abu Dhabi, combining financial services, healthcare, retail, hospitality and residential facilities in one destination.

Mubadala is continuing to develop the island alongside partners including Aldar, with new residential, commercial, retail and hospitality projects planned as part of its next phase of growth.

Ali Eid AlMheiri, Executive Director, Diversified Assets, UAE Investments Platform at Mubadala, said the private ownership launch represents a further development of Rosewood Abu Dhabi's residential proposition and supports the wider evolution of Al Maryah Island.

Abu Dhabi Real Estate Market Records Strong Growth

The launch comes amid strong activity in Abu Dhabi's property market.

According to the Abu Dhabi Real Estate Centre (ADREC), total real estate transactions reached AED117 billion in the first half of 2026, representing a 112 per cent increase compared with the same period in 2025. Transaction volume rose 61.7 per cent.

Foreign direct investment in Abu Dhabi real estate reached AED13.8 billion, up 309 per cent year on year. Non-resident investors from 116 nationalities participated in the market during the period, compared with 82 nationalities a year earlier.

Investment zones, which are open to ownership by investors of all nationalities, attracted AED75 billion in investment during the first half of 2026, an increase of 181 per cent from the same period a year earlier.

Limited Collection Targets International Buyers

With the residences already completed and located within an established luxury hotel and business district, the offering adds a private-ownership component to Rosewood Abu Dhabi's existing hospitality proposition.

Further details on the residences, including pricing, unit availability and the sales process, are expected to be provided as the Q4 2026 launch approaches.
