Dubai real estate enters 2026 with shift to logic-based buying
After a record-breaking year for Dubai’s property market, a new report by fäm Properties predicts a decisive shift in 2026 toward logic-based buying, with end-users and investors focusing on fundamentals such as connectivity, quality, value, and developer credibility rather than market hype.
According to the in-depth market analysis powered by DXBInteract — Dubai’s official real estate data intelligence platform based on Dubai Land Department-verified transactions — the coming year will reward projects with strong fundamentals while penalizing those driven purely by momentum.“In 2025, momentum drove decisions, but 2026 will be the year when buyers and investors operate with far more logic and discipline,” said Firas Al Msaddi, CEO of fäm Properties. “Rather than being influenced by brand names alone, buyers will assess the full equation — price versus value, construction consistency, location, and developer credibility.”
Record-breaking 2025 sets the stage
Dubai recorded 197,263 property transactions worth AED 624.1 billion (January–November 2025), surpassing all previous annual records. The year saw strong inflows from ultra-high-net-worth individuals and global investors from Europe, the UK, CIS countries, India, Africa, and North America, fueling unprecedented activity.

In parallel, Etihad Rail–connected corridors, particularly Dubai South and the southern logistics belt, are expected to emerge as long-term strategic investment zones, benefiting from inter-emirate connectivity and industrial demand.
“The winners in 2026 will not be defined by hype,” Al Msaddi added. “Data, fundamentals, infrastructure, and brand credibility will define them. Logic-based buying is back — and it will separate real assets from speculative noise.”
