AHS Tower Fully Sold During Development, Generating Over USD 700 Million in Revenue

In a milestone that underscores Dubai’s booming commercial real estate market, AHS Properties has announced that 100% of inventory at AHS Tower has been sold during its development phase, generating more than USD 700 million in revenue. The achievement reflects surging demand for next-generation, wellness-driven workspaces in the UAE’s business capital.

Rising 69 storeys above Sheikh Zayed Road, AHS Tower stands within minutes of Dubai International Financial Centre (DIFC) and the Museum of the Future, cementing its position as a new commercial landmark in Dubai. Designed by the world-renowned Killa Design—the studio behind several of Dubai’s most iconic structures—and featuring interiors by AHS Atelier, the project marks AHS Properties’ bold expansion from ultra-luxury residences into Grade A commercial real estate.

The announcement comes amid unprecedented business growth in the UAE, with more than 250,000 new companies established in 2025, bringing the total number of active businesses to 1.4 million, a year-on-year increase of 119%.

Conceptualised as a next-generation address for global firms and regional enterprises, AHS Tower blends architectural sophistication, human-centric design, and wellness-driven functionality to create a vertical ecosystem of work-life balance. The development features large-format floorplates, panoramic skyline and sea views, and seamless metro connectivity, setting new standards for workplace excellence.

“AHS Tower is our response to a clear shift in how businesses want to operate today,” said Abbas Sajwani, Founder and CEO of AHS Properties. “Offices in the UAE are transforming into dynamic hubs for meaningful workplace experiences. We’ve evolved our focus to place human health at the centre of design, construction, and operation.”

Sajwani added that the company is intentionally aligning with the USD 584 billion wellness-driven real estate movement, which is forecast to double to USD 1.1 trillion by 2029, emphasizing AHS Properties’ long-term commitment to creating healthier, more engaging professional environments.

The tower offers half and full-floor commercial units ranging from 2,900 to 6,600 sq ft, complemented by 17 high-speed elevators and two exclusive amenity floors above the 60th level. These upper floors host a private fitness and wellness centre, executive lounges, fine dining concepts, boardrooms, and exhibition spaces, all designed to offer tenants maximum privacy and access to Dubai’s most striking views.

“AHS Tower draws inspiration from hospitality-driven amenities,” said Scott McNeely, VP of Design at AHS Atelier. “It has been envisioned to set a new benchmark for commercial interior design by creating inspiring, wellness-focused environments that redefine how professionals experience their workspace.”

Since its establishment in 2021, AHS Properties has built an impressive portfolio of ultra-luxury residences across Palm Jumeirah, Emirates Hills, and the Dubai Water Canal. The development of AHS Tower marks a new chapter in the company’s growth strategy, extending its design philosophy from high-end residences to commercial spaces that embody wellness, innovation, and architectural excellence.
