Sdeira Group Unveils Masterplan for Abu Dhabi Community Designed for 27,000 Workers
Sdeira Group, part of AD Ports Group, has unveiled the masterplan for Aryam Community – KEZAD Al Mamourah, a purpose-built residential development designed to accommodate up to 27,000 people working across Abu Dhabi’s industrial, logistics and commercial sectors.
The community will combine flexible accommodation with healthcare, retail, dining, recreation and sports facilities, aiming to provide an integrated living environment close to workplaces within the Khalifa Economic Zones Abu Dhabi (KEZAD) ecosystem.
Announced at Make it in the Emirates 2026, the development is intended to support the emirate’s growing industrial workforce and its broader industrial expansion plans.
Construction Expected to Begin in 2027
Located within KEZAD Al Mamourah A, near Khalifa Port and the Abu Dhabi–Dubai transport corridor, Aryam Community will be developed in two phases.
Construction is expected to begin in the first half of 2027, with completion planned for 2029.
The first phase will accommodate approximately 14,000 residents across a site measuring 110,200 square metres, with a built-up area of 137,800 square metres. Once both phases are complete, the community will have capacity for up to 27,000 residents.
A physical model of the development was displayed publicly for the first time at KEZAD Connect, alongside architectural renderings that outlined flexible accommodation options designed to meet residents’ varying needs.
Healthcare, Retail and Dining Facilities Planned
The masterplan includes a supermarket and administrative facilities, while a separate mixed-use building will house a medical clinic, retail outlets and other amenities.
Food services will be supported by ZOAD, Sdeira Group’s integrated catering services company, which will operate a central kitchen for meal preparation and distribution across the community. Two dining halls will also be available to residents.
The development will include a dedicated on-site laundry facility operated by Your Laundry, another Sdeira Group service.
Residents will also have access to four outdoor sports courts and dedicated indoor recreation and leisure spaces. The facilities are intended to support exercise, relaxation and social interaction as part of daily life within the community.
Sdeira Group Places Liveability at the Centre
Abdulaziz A. Bawazeer, Chief Executive Officer of Sdeira Group, said accommodation and community infrastructure would play an increasingly important role in supporting Abu Dhabi’s industrial growth.
“Industrial growth is ultimately powered by people,” Bawazeer said, adding that communities designed around workers’ needs could contribute to business performance and industrial competitiveness.
He said the company was already seeing strong interest from employers seeking accommodation at Aryam Community – KEZAD Al Mamourah.
Bawazeer added that the development was being designed to help residents live well, maintain their health and access essential daily services, creating conditions that support a stable and productive workforce.
Energy and Water Efficiency Built Into Design
Aryam Community will incorporate smart metering, energy-efficiency measures and water-conservation solutions to improve resource efficiency and support long-term operational performance.
The measures form part of the development’s design approach, alongside its focus on providing accommodation and essential services within a single community.
Supporting Abu Dhabi’s Industrial Strategy
The development comes as Abu Dhabi continues to expand its industrial and manufacturing sectors. The emirate’s Industrial Strategy targets growth in the manufacturing sector to AED172 billion by 2031.
By providing scalable accommodation near employment centres, Aryam Community is intended to support employers operating across KEZAD Al Mamourah’s industrial, logistics and commercial ecosystem.
The project combines residential capacity with healthcare, dining, retail and recreational facilities, positioning workforce living infrastructure as part of the wider ecosystem supporting Abu Dhabi’s industrial development.
