In Dubai, how can a landlord legally evict a tenant who has stopped paying rent and wants to sell the property?

Under Dubai’s tenancy law, a landlord may seek eviction before the contract ends if the tenant fails to pay rent within 30 days of receiving a formal payment notice served through a notary public or registered mail; if the tenant still defaults, the landlord can file a case with the Rental Dispute Settlement Centre to recover dues and request eviction, while eviction purely for selling the property is allowed only after the contract expires and requires a 12-month notarised notice stating the sale reason — in your view, are these tenant protections fair, or should landlords have faster eviction rights for repeated non-payment?
